The Project

Accord Multi Academy Trust engaged RAM Building Consultancy to conduct a Building Condition Survey across multiple school buildings and facilities. The survey assessed the condition of the structures, identifying necessary upgrades and maintenance to ensure long-term safety and functionality. Key facilities inspected included academic buildings, sporting facilities, temporary classrooms, and historic structures such as the Old Grammar building and Phoenix House. RAM provided a detailed condition report with prioritised recommendations for future repairs and improvements. 


The Challenges

The Academy had out of date and inaccurate drawings for their various buildings and wanted to ensure they managed maintenance of their assets effectively.

The site contained a mix of roofing types, including bitumen felt, single-ply membrane, and pitched slate roofs. Many flat roofs were near the end of their lifespan, showing signs of poor workmanship and water ingress. The buildings varied in age and construction, from 1960s CLASP steel-framed structures to historic stone buildings, some requiring listed building consent for major works. 

Potential asbestos-containing materials were identified in older buildings, necessitating reference to the asbestos register before any intrusive work. Steel-framed buildings like the Sports Hall and Gym exhibited corrosion, while prefabricated temporary classrooms were nearing the end of their economic life. Fire safety compliance was also a concern, with many internal doors and glazing installations lacking certification. Additionally, external wall openings in some buildings led to wasp and bee infestations, requiring intervention. 


The Solution

RAM were commissioned to carry out detailed measured surveys of all buildings and collaborate with the Client to incorporate specific asset data information onto CAD drawings. This enabled the Academy to utilise their own asset management software in Excel and to cross reference with the CAD drawings to effectively manage maintenance of specific asset items; for example, fire doors; windows; and room references.

RAM recommended a phased roofing upgrade over five years, prioritising areas with significant deterioration and advising regular maintenance to prevent water ingress. Structural repairs included recoating cladding panels on steel-framed buildings, specialist stonework repairs for historic structures, and isolated masonry repairs. 

To improve fire safety, RAM advised a specialist assessment of fire doors and glazing, with necessary replacements to meet compliance standards. The Trust was also instructed to reference the asbestos register before any work in older buildings. Pest control measures were recommended before sealing external wall openings. Additionally, several prefabricated classrooms required immediate replacement due to structural deficiencies. 


The Results

By utilising electronic CAD drawings and management software, the Academy Client would be able to easily update asset information and reflect changes in floor plans and asset items, thereby future proofing the management of their various buildings.

The survey provided a clear roadmap for improving fire safety, structural integrity, and overall building compliance. With a prioritised maintenance plan, the Trust could allocate resources efficiently to address urgent and long-term needs. Upgrades to roofing, cladding, and internal fixtures would create a safer and more functional learning environment. Future-proofing measures, including modern materials and energy-efficient solutions, would help reduce maintenance costs and extend the buildings' lifespan. 

By undertaking this survey, Accord Multi Academy Trust now has a structured plan to maintain and enhance its facilities, ensuring a safe and sustainable educational environment for years to come.
