The Project

Royal Berkshire Hospital engaged RAM Building Consultancy to carry out a comprehensive roof condition survey and defect investigation at Bracknell Healthspace. The facility had been experiencing persistent leaks and concerns over the long-term integrity of both flat and pitched roofing systems. The client required a detailed report highlighting urgent defects, causes of ingress, and recommendations for remedial or replacement work.

RAM undertook a full visual inspection of the extensive pitched slate roofs and associated flat roof areas. Our team identified widespread deterioration across multiple components including slates, flashings, fascias, and guttering. Flat roofs were assessed for membrane condition, drainage efficiency, and mechanical damage.

The key actions included:

  • Survey of over 3,500m² of pitched roofing and 600m² of flat roofing
  • Detailed photographic documentation of defects
  • Mechanical inspection of waterproof membranes and flashings
  • Grading of all roof sections using RAM's priority and condition matrix
  • Identification of defective cladding, drainage inefficiencies, and hazardous areas

The Challenges

  • Gaining access to high-level areas required coordination and safety controls
  • Differentiating historic repairs from original construction methods
  • Ensuring minimal disruption to ongoing clinical services during the inspection

The Solution

Through careful coordination and planning, RAM were able to carry out an in-depth survey of the targeted roofs via (Mobile Elevating Work Platform) MEWP, all with minimal disruption to the hospitals operations. Our expert team produced a detailed report highlighting any identified defects along with clear recommendations for future remedial works to ensure the longevity of these critical healthcare buildings.

The Findings:

Pitched Roofs

  • Condition Grade: BX (Poor condition with life-expired elements)
  • Priority Grade: 2 (Remedial action within 1–2 years)
  • The slated areas were generally watertight but showed:
    • UV-degraded fascia boards with some sections fallen off
    • Inadequate or failed valley gutter repairs (temporary flashband used)
    • Missing pointing and deteriorating mortar at ridge/verge areas
    • Evidence of previous interventions with inconsistent standards
  • Recommendation: Full reroofing of original slated areas not already replaced, including fascia and rainwater systems

Flat Roofs

  • Condition Grade: B (Satisfactory)
  • Priority Grade: 1 (Immediate local repairs required)
  • Issues included:
    • Mechanical defects in PVC membrane
    • Bituminous felt used for incompatible temporary repairs
    • Severe ponding on the radiology roof due to poor falls
    • Organic growth, guano accumulation, and scattered mechanical fixings
  • Recommendation: Targeted repairs to membrane, full clean-down, and long-term ponding mitigation via tapered insulation if re-roofing occurs

The Results

RAM’s detailed assessment and structured recommendations provided Royal Berkshire Hospital with a clear roadmap for remedial action and long-term capital planning. By identifying both immediate risks and areas approaching the end of service life, RAM empowered the client to proactively manage budget and risk while ensuring ongoing roof integrity across the healthspace site.
