The Project
RAM Building Consultancy was engaged to carry out Building Envelope Diagnostic Testing for a block of flats in Croydon that was experiencing various water ingress issues. The situation was causing significant concerns for tenants, particularly in flats affected by leaks from balcony areas and defective rainwater outlets.
The Challenges
The building had multiple water ingress issues affecting different areas, including flats beneath balcony areas and faulty rainwater outlets. These defects were leading to considerable discomfort for tenants and required precise identification of the source of the problems to ensure they could be resolved effectively.
The Solution
RAM employed Dynamic Leak Investigations (DLI®) to locate the sources of the water ingress. Using a combination of advanced testing methods, RAM was able to accurately identify defects in both the balcony areas and rainwater outlets. A comprehensive Condition Report was produced, detailing the areas of concern and providing a structured repair schedule for the maintenance team.
The Results
The detailed Condition Report offered a clear pathway for the maintenance team to follow, ensuring that repairs were carried out correctly. Follow-up testing was conducted to verify that the repairs were successful, helping to resolve the water ingress issues and improve living conditions for the tenants.
