The Project

Lincoln County Hospital, a key healthcare facility, required a comprehensive Roof Condition Survey (RCS) to assess the state of its multiple flat roofs. The project aimed to evaluate the integrity of the roofing structures, identify areas of concern, and provide recommendations for maintenance and repairs. Given the hospital’s critical role in patient care, the survey needed to be conducted with minimal disruption to operations.

The Challenges

  • Aging Roofing Structures: Some sections of the hospital's roof had deteriorated over time, requiring thorough inspection.
  • Varied Roof Types: The facility comprised multiple roof structures, each requiring a different approach to assessment and maintenance.
  • Waterproofing and Drainage Issues: Potential leaks and drainage inefficiencies posed risks to the hospital’s interior environment and operational safety.
  • Operational Constraints: Work had to be completed efficiently to avoid interfering with hospital functions.

The Solution

  • Roof Condition Survey (RCS): A detailed inspection was carried out across all hospital roof areas to assess structural integrity.
  • Drone Technology for Roof Inspections: Drones equipped with high-resolution cameras were utilised to inspect hard-to-reach roof areas. The drones allowed for efficient and safe assessments of large sections of the hospital's roofs, minimising the need for scaffolding or ladder access. The drones also enabled quick surveys of multiple roof types, ensuring a more thorough inspection in less time.
  • Electronic Leak Detection (ELD): Advanced technology was used to locate and diagnose potential waterproofing failures.
  • Rainwater Outlet Testing: Drainage systems were assessed to ensure proper water flow and prevent pooling or blockages.
  • Comprehensive Reporting & Recommendations: A full report was prepared, detailing findings and providing actionable maintenance strategies.

The Results

  • Identified Key Maintenance Priorities: The survey helped pinpoint critical areas requiring immediate attention.
  • Prevented Costly Damage: Early detection of leaks and drainage issues helped prevent future costly repairs.
  • Enhanced Longevity of Roof Structures: Recommendations provided a roadmap for long-term maintenance, extending the lifespan of the roofing system.
  • Minimal Disruption to Hospital Services: The survey was completed efficiently without affecting patient care and hospital operations.
  • Increased Safety and Efficiency: The use of drone technology reduced the need for workers to physically access difficult or unsafe roof sections. Additionally, the drones provided highly detailed visual data, allowing for more accurate and quicker analysis of roof conditions.

By conducting this Roof Condition Survey, Lincoln County Hospital gained valuable insights into its roofing system; by actioning the recommendations provided, Lincoln County Hospital can ensure a safer and more resilient facility for patients and staff.
