The Project
RAM Building Consultancy was approached by a client facing persistent leaks on a 5-year-old roof. Despite multiple repair attempts by the original roofing contractor, the leaks had continued for over three years, leaving the roof in a poor state. The client needed a thorough assessment to identify the cause of the water ingress and evaluate the overall condition of the roof.
The Challenges
Five separate leaks were affecting different areas of the building, including the workshop and office spaces. In particular, the workshop training area was severely impacted by a leak along the gutter line, requiring the area to be cordoned off, causing significant disruption to operations.
The Solution
RAM conducted a Dynamic Leak Investigation (DLI®) to accurately pinpoint the areas of water ingress. Following this, a comprehensive Roof Condition Survey was performed to assess the state of the metal roof, provide an estimated life expectancy, and offer recommendations for future repairs or replacement. The investigation and survey together provided the client with the critical information needed to address the leaks and plan for long-term maintenance.
The Results
All leaks were successfully located through the Dynamic Leak Investigation, allowing for targeted repairs. The Roof Condition Survey provided the client with the necessary data to present to the main contractor, helping to resolve the ongoing issues. The client now had a clear understanding of the roof's condition and a plan for ensuring its longevity.
