The Project
RAM Building Consultancy was called in to assist a large Primark store facing multiple leaks in the storeroom and office areas. The leaks posed a significant risk to both stock and electrical equipment, requiring immediate investigation and resolution.
The Challenges
The storeroom had been experiencing intermittent dripping from steel beams for several years, but the leaks were not consistently active. Additionally, the ceiling in the ladies' changing rooms showed signs of water damage, with leaks appearing a few hours after heavy rainfall. Identifying the source of the leaks in such a large and complex building posed a significant challenge.
The Solution
RAM engineers employed a range of testing methods, including electronic leak detection, simulated rainfall, and flood testing, to pinpoint the defects causing the leaks. They carried out tests on the roof membrane and the rainwater outlets, eventually identifying failures in the rainwater system, including spigot pipework. RAM recommended the client engage a specialist plumbing contractor to perform the necessary remedial works to address the issues.
The Results
The systematic testing carried out by RAM allowed the team to identify the root cause of the leaks, providing the client with a clear path to resolution. By addressing the failure in the rainwater system, RAM helped the client protect their stock and ensure the safety of their office equipment.

RAM’s Electronic Leak Detection (ELD®) service was crucial in identifying defects within the single-ply membrane of the roof. By using advanced electronic methods, RAM engineers were able to detect five lap defects that contributed to the leaks, ensuring a precise and non-invasive identification process.

By using dye testing and flow tests, RAM identified the specific point of failure in the spigot pipework, allowing the client to address the problem with precision and prevent further leaks.
