  • Localised mould growth
  • Internal staining near chimneys, parapets, or gutters

How to diagnose:

  • Inspect external masonry for cracks, spalled bricks, or missing pointing
  • Examine gutters, downpipes, and flashings
  • Use moisture mapping to trace the path of water ingress

Plumbing Leaks and Hidden Defects

Even a minor, slow leak can create substantial internal moisture.

  • Damp patches that do not correlate with external weather
  • Localised timber decay
  • Sudden increases in moisture readings

How to diagnose:

  • Monitor pipework under sinks, baths, and boilers
  • Consider thermal imaging to detect hidden moisture
  • Review voids, floor zones, and service risers for pipe damage
