The Project

RAM Building Consultancy was engaged to resolve multiple roof leaks at a 100-year-old factory on the Trafford Park site in Manchester. The leaks were affecting critical areas of the production line and plant, posing significant risks to both equipment and product safety.


The Challenges

The factory’s asphalt roof was old, cracked, and had multiple penetrations through the membrane and upstands, resulting in leaks. The production areas had to be shielded with leak catchers and sheeting to prevent contamination, adding to operational challenges. RAM’s engineers needed to identify the sources of the leaks while adhering to strict hygiene rules to prevent further contamination on the factory floor.


The Solution

RAM engineers employed a variety of testing methods, including electronic leak detection, simulated rainfall, and flood testing, to thoroughly examine the roof. During the 5 days onsite, they identified 10 key areas where localised repairs were required. RAM produced a comprehensive report detailing the necessary repairs and provided guidance on how to execute them, allowing the client to engage a contractor for the fixes. Pleased with the results, the client ordered an additional 5 days of testing, which uncovered more leaks in another part of the factory.


The Results

The client successfully addressed the leaks using the information provided in RAM’s report. The process was so effective that further testing was commissioned, helping to identify additional problem areas. The factory is now better protected against future leaks, reducing the risk of operational downtime and product contamination.

The Electronic Leak Detection (ELD®) service helped to identify defects within the roof membrane. By electronically testing the roof, RAM engineers were able to find cracks and penetrations that contributed to the leaks, allowing for precise and targeted repairs.

Through Rainwater Outlet Testing, RAM verified that the building’s drainage systems were functioning correctly. This service helped prevent further water buildup, ensuring that the roof and rainwater systems were working as intended and minimizing future leak risks.
