The Project
Lion Academy Trust engaged RAM Building Consultancy to conduct a Building Condition Survey across multiple school buildings. The survey assessed the condition of key structural elements and provided prioritised recommendations for repairs, replacements, and ongoing maintenance within a five-year plan. Covering four school buildings of varying construction, including a 1910s structure with later extensions, RAM delivered a detailed report to support the school's long-term infrastructure needs.
The Challenges
The school buildings featured a mix of pitched and flat roofs, some of which had deteriorated rooflights, failing upstands, and accumulated debris. While certain roof areas had been refurbished, leaks and poor detailing were identified. Drainage issues, including damaged guttering and water splashing against external walls, contributed to moisture ingress. A significant amount of debris was present on the flat roofs, leading to ponding in certain areas. Structural concerns were evident in widespread wall cracking, deteriorated brickwork, and failing leadwork on dormer windows. Additional maintenance issues included damaged plant room doors, staining on high-level walls suggesting prolonged water ingress over time, and blocked gutters requiring regular clearance.
The Solution
RAM recommended a phased approach to roofing repairs, including leak investigations, isolated flat roof repairs, and replacements for deteriorated elements such as leadwork and timber supports. Structural repairs involved a survey to assess wall cracking, brickwork restoration, and improvements to extension detailing to prevent further water infiltration. Fire safety and general maintenance measures included replacing damaged doors, clearing gutters, and improving drainage to mitigate moisture issues.
The Results
The survey provided a clear strategy to enhance building safety, address structural concerns, and improve long-term maintenance efficiency. By tackling roofing and drainage issues, upgrading deteriorated elements, and implementing preventative maintenance, the school environment would become safer and more resilient. The prioritised repair plan supports sustainability and contributes to cost savings, while extending the lifespan of the facilities, ensuring a secure and effective learning space for future generations.
