The Project
RAM Building Consultancy was requested to carry out a Roof Condition Survey for a newly completed pitched roof on several blocks of residential housing. The purpose of the survey was to gather evidence for potential court proceedings to recover costs for rectifying defective works.
The Challenges
Since the re-roofing works were completed, the residents had been experiencing ongoing leaks. These leaks were causing significant issues, prompting the need for a thorough investigation to determine the cause of the failures and ensure accountability for the substandard work.
The Solution
RAM conducted a detailed Roof Condition Survey, utilizing a combination of visual and intrusive investigations. The team inspected several locations to establish the nailing pattern, check the condition of the underlay and battens, and assess the fixings used for the tiles. Additional checks were made on the eaves detailing, the pitch of the exposed rafters, and the laying angle of the bottom course of tiles. This thorough approach provided a comprehensive assessment of the roofing system’s condition and highlighted the defects responsible for the leaks.
