SUMMARY:
The client came to RAM Building Consultancy as they had numerous leaks for 3 years on a roof that was only 5 years old. The roofing contractor had attempted to complete repairs over a dozen times but had left the roof in a poor state, it was apparent that despite the water ingress issues, they needed the condition of the roof reviewed to be assessed further.
THE PROBLEM:
Five leaks were in various areas above the workshop and offices. The area within the workshop training area was due to the gutter line and was causing severe disruption to the training area by being cordoned off.
THE METHOD:
Dynamic Leak Investigations (DLI®) was undertaken initially to accurately identify the areas of water ingress, following this a roof condition survey was carried out to assess the condition of the metal roof and provide an estimated life expectancy and outline recommendations for its future.
THE SOLUTION:
We located all the leaks within the building following Dynamic Leak Investigation being carried out and the report provided targeted repairs. The roof condition survey provided essential information for the client to then present to the main contractor for resolution.
